Joe Billingham

Joe Billingham has spent over 30 years immersed in the UK property industry, building an impressive track record as a property investor, developer, and entrepreneur. From acquiring his first investment property at just 18, Joe’s career has been defined by innovation, foresight, and a deep understanding of property investment trends.

Starting in the early 1990s, Joe began buying, refurbishing, and selling properties locally—laying the foundations for what would become a thriving residential portfolio. Within five years, he had expanded to supporting clients in building their own investment portfolios, and by the late ’90s, he was securing large-scale purchases from PLCs to meet growing demand from his broadening investor base.

By 2000, Joe acquired and delivered this first residential development site in Birmingham. With his sights set on further growth, he began acquiring prime, city-centre commercial assets—mainly large multi-use facilities—which significantly accelerated the company’s expansion and attracted a new wave of private investors.

In 2005, anticipating demand for higher-yield opportunities, Joe ventured into emerging markets across newer EU countries. Partnering with local developers in Cyprus and Greece, he delivered over 1,000 residential units across carefully selected sites, generating high-yield returns for his clients. 

When signs of a housing downturn emerged in 2007, Joe pivoted back to distressed UK residential properties—buying distressed, uncompleted residential developments, that he completed and sold to investors. His hands-on approach and market intuition proved instrumental in navigating volatile conditions and identifying profitable opportunities.

That same year, Joe launched Prosperity, aimed at attracting UK expats and international investors. Through a unique proposition—monthly payment plans on city-centre UK apartment schemes—he opened access to a wider, global investor base. The core belief driving Prosperity remains unchanged: property should be a tangible and accessible asset in every investor’s portfolio.

Joe is now Chairman of the Prosperity Group of companies. As Birmingham’s largest private developer, the group has evolved into a multifaceted business encompassing residential development, property management, investment, and social housing initiatives. Year-end 2024, The group had delivered over 4,000 homes across 48 developments, with a combined Gross Development Value (GDV) exceeding £535 million.  

Prosperity Vita focuses on delivering affordable, energy-efficient homes. The initiative plans to deliver up to 500 homes for affordable rent within the next five years, ensuring high-quality housing across all tenures.
